How Often Should You Polish Marble in a Hotel?

High-traffic hospitality environments have unique maintenance needs. We break down the ideal polishing schedule for hotel lobbies and corridors.

The Challenge of Hotel Marble Maintenance

Hotels in the UAE face a unique challenge: their marble floors and surfaces must look immaculate 24/7, yet they endure some of the highest foot traffic of any property type. A five-star hotel lobby may see thousands of guests, luggage wheels, and staff members crossing its marble floors every single day.

Without the right maintenance schedule, even the finest Italian marble will begin to dull, scratch, and lose its premium appearance within months.

Why Hotels Need a Different Approach

Residential marble maintenance is vastly different from hospitality maintenance. In a villa or apartment, marble surfaces may need professional polishing once every 1–2 years. In a hotel, the calculus changes entirely.

Key factors that accelerate wear in hotels:

  • Continuous foot traffic (often 18+ hours daily)
  • Luggage wheels with metal or hard plastic casings
  • Frequent mopping with incorrect cleaning products
  • Spills from food and beverage service
  • High humidity in pool and spa areas
  • Sand and grit tracked in from outdoor areas

High-Traffic Zones (Lobby, Entrance, Corridors)

Frequency: Every 3–6 months

The main lobby and primary corridors are the most visible and most worn areas of any hotel. Polishing every quarter in five-star properties keeps the mirror finish sharp and consistent. For four-star properties, every 6 months is typically sufficient.

What’s included:

  • Diamond-disc machine polishing (multiple grit levels)
  • Crystallisation or vitrification treatment
  • Professional sealing with penetrating impregnator

Mid-Traffic Zones (Conference Rooms, Restaurants)

Frequency: Every 6–12 months

Restaurant floors and conference rooms see significant but more intermittent traffic. An annual polish is typically sufficient, with spot treatments carried out as needed between scheduled services.

Low-Traffic Zones (Guest Rooms, Suites, Bathrooms)

Frequency: Every 1–2 years

Marble in guest rooms and bathrooms sees far less wear but is more exposed to moisture and cleaning products. Annual maintenance for bathrooms is advisable, with full polishing every 18–24 months.

Daily and Weekly Maintenance Between Services

Professional polishing extends the life of your marble significantly — but it only works when paired with the right day-to-day care.

Daily:

  • Dry mopping with a microfibre pad to remove grit
  • Immediate spot cleaning of any spills
  • Avoiding acidic or bleach-based cleaners

Weekly:

  • Wet mopping with a pH-neutral, stone-safe cleaner
  • Checking for developing etch marks or scratch areas
  • Reporting new damage to facilities management

The Cost of Getting It Wrong

Skipping maintenance is not free. When hotels delay polishing:

  1. Micro-scratches accumulate into visible surface damage
  2. Deep etching requires expensive grinding rather than polishing
  3. Guest satisfaction drops as the property begins to look dated
  4. Full restoration costs can be 5–10x more than a regular maintenance programme
